North San Diego Market Update
The North San Diego County housing market showed encouraging stability through the first two months of 2026, with prices holding firm and buyer activity picking up.
For detached homes, the median sales price came in at $1,150,000, flat compared to the same period in 2025. This is a welcome sign that values remain solid and the market is on steady ground.
New listings declined 11.8% to 1,626 year to date, continuing the inventory challenge we have seen carry over from last year. Yet sold listings nudged up 0.4% to 936, telling us that motivated buyers are out there and making moves. Average days on market increased slightly to 41, up 5.1%, a reminder that thoughtful pricing and preparation still make all the difference.
For buyers, less inventory means acting decisively when the right home comes along. For sellers, the spring selling season is here and this is the moment to position yourself for success.
