North County San Diego Real Estate Market Update

The North San Diego County housing market showed a notable pullback in August 2026 compared to August 2025 and it is worth understanding what the numbers are really telling us.

The median sales price for detached homes came in at $1,200,000, up 1.9% year over year, modest growth that signals a market holding its value but not surging. This is not the appreciation pace we saw in prior years and reflects a more normalized environment.

New listings dropped sharply, down 19.2% to just 768, and sold listings fell 9.4% to 642 compared to the same month last year. That is a meaningful decline in activity on both sides of the market. While some of this is seasonal, the magnitude of the drop is worth noting.

The one bright spot is average days on market, which came in at 34, down 8.1% — telling us that well-priced homes in good condition are still moving. Those that are not continue to sit.
