North San Diego County Market Update

The North San Diego County housing market showed real strength through the first six months of 2026, with prices rising and buyer activity continuing to climb as we head into summer.

The median sales price for detached homes came in at $1,185,000, up 3.0% compared to the same period in 2025 — a solid indicator that values in our market remain strong and are moving in the right direction.

New listings declined 10.6% to 6,018 year to date, keeping inventory tight and competition real for buyers. Yet sold listings rose 4.7% to 3,904, telling us that motivated buyers are out there and not waiting on the sidelines. Average days on market came in at 32, up 6.7%, a reminder that thoughtful pricing and preparation still make all the difference for sellers.

As we move deeper into summer, the market tends to quiet down as families take vacations and shift focus to getting the kids ready for school. Things typically pick back up in September.
