North San Diego Market Update
The North San Diego County detached home market showed modest year-over-year growth through May 2025. The median sales price edged up 0.4% to $1,185,000, nearly flat compared to $1,179,950 last year. Closed sales also rose slightly by 0.4%, totaling 2,859 homes — an increase of just one sale. Notably, seller activity picked up, with new listings climbing 11.4% to 5,019, offering more options for buyers. However, homes are taking longer to sell, with average days on market increasing 29.2% to 31 days, up from 24 days last year. Despite these shifts, the Housing Affordability Index held steady, indicating no significant change in buyers' purchasing power. As inventory builds and days on market lengthen, buyers may find more negotiating room heading into summer.
