North San Diego Market Update

July’s market stats are in, and North San Diego County continues to offer something for both buyers and sellers.

The median sales price for detached homes is up 1.5% year-over-year to $1.198M, showing steady appreciation. Inventory remains strong, with 7,242 new listings, a 12.4% increase from last year. That means more choices for buyers.

Homes are still taking about 31 days to sell, up from last year but unchanged from June. That slower pace offers buyers more time to make thoughtful decisions, while sellers still benefit from solid pricing and strong equity positions, as long as they price their home appropriately and react to market conditions. Homes are no longer flying off the market like 2021 due to high interest rates and patience and strategy is key for sellers right now.
