Let’s start with the big picture: the North County market is holding steady and is virtually unchanged from last month. No major swings — just a slow, predictable fall market settling in.

Here’s the latest in the North San Diego County market with October numbers just in:

The median sales price inched up 0.3% year-over-year to $1,180,000, reflecting stable demand even as buyers take more time.

New listings rose 9.2% to 10,005, giving buyers more options and showing continued confidence from sellers heading into the holidays.

Sold listings increased 1.6% to 6,097, a sign that buyers are still active despite higher days on market.

Average days on market climbed to 33, a 32% jump from last year. Homes are sitting longer, creating more breathing room for buyers and encouraging sellers to be strategic with pricing and presentation.
