North County San Diego Real Estate Market Update - September 2026 Statistics

The North County San Diego housing market is feeling the weight of rising interest rates as we head into the final stretch of 2026, with fewer listings and fewer sales telling the real story behind the numbers.

With the 30-year conventional rate hovering in the mid 7%’s, buyer affordability has taken a real hit and it is showing up clearly in the data. New listings dropped 16.3% to just 781 compared to September 2025, and sold listings fell 10.6% to 598. Both are meaningful declines that reflect a market where buyers are pulling back and sellers are holding off.

The median sales price for detached homes came in at $1,190,000, up 7.0% compared to September 2025. However that number needs context. Much of that price appreciation is being driven by strength in the luxury market rather than across the board value increases. At other price points the market is considerably more measured.

The one bright spot is average days on market, which came in at 36, down 7.7% from last year. The homes that are selling are selling efficiently — they are simply the ones priced right for today’s market reality.

For sellers, pricing strategy has never mattered more. For buyers, this environment creates real negotiating power. Either way, having the right advisor in your corner makes all the difference.
