As 2025 winds down, the North San Diego County housing market remains steady, with modest price movement and a slower, more thoughtful pace overall.
The median sales price for detached homes sits at $1,175,000, up just 0.4% year-over-year, reflecting stable pricing rather than rapid appreciation. New listings increased 8.8% to 10,604 YTD, giving buyers more choices and signaling growing confidence among sellers.
Closed sales rose 1.7% to 6,618 YTD, showing that homes are still selling, though buyers are taking more time. That’s reflected in average days on market, which climbed to 34, up 30.8% from last year.
