March 2026 North San Diego County Real Estate Market Update
The North San Diego County housing market is showing encouraging signs through the first three months of 2026, with buyer activity picking up just as the spring selling season hits its stride.
The median sales price for detached homes held steady at $1,150,000, unchanged compared to the same period in 2025, a strong signal that values remain solid in our market.
New listings dipped 4.8% to 2,790 year-to-date, keeping inventory tight. However,
sold listings jumped 5.8% to 1,581, telling us that motivated buyers are out there and moving quickly when the right home comes along. Average days on market came in at 38, up 8.6%, a reminder that thoughtful pricing and preparation still matter.
