The North San Diego County housing market continued its spring momentum through the first four months of 2026, with buyer activity remaining strong even as a few subtle shifts begin to emerge.

The median sales price for detached homes came in at $1,154,000, down just 1.1% compared to the same period in 2025. This modest dip reflects a market finding its natural balance rather than any cause for concern.

New listings slipped 0.4% year to date, keeping inventory competitive. Sold listings rose a healthy 6.5%, telling us that motivated buyers are out there and acting. Average days on market increased to 36, up 12.5%, a reminder that pricing your home thoughtfully from day one still makes all the difference.
