North San Diego County Market Update
The North San Diego County housing market continued to show steady activity through the first five months of 2026, with some encouraging signs emerging for buyers as we head into summer.
The median sales price for detached homes came in at $1,150,000, down 2.5% compared to the same period in 2025 and down 9.5% from May 2025. This dip reflects a market finding its balance rather than any cause for concern, and it does create an interesting window for buyers who have been waiting on the sidelines.
New listings slipped just 0.5% to 5,240 year-to-date, keeping inventory relatively steady. Sold listings jumped a healthy 8.0% to 3,121, a strong signal that motivated buyers are active and moving quickly. Average days on market came in at 33, up 6.5%, a reminder that well-priced homes are still selling at a solid pace.
