North San Diego County Market Update
The North San Diego County housing market showed steady activity through the first seven months of 2026, though a closer look at the numbers tells a more layered story.
The median sales price for detached homes came in at $1,199,000, up 3.4% compared to the same period in 2025 and closely aligned with San Diego County's inflation rate of 2.7% from July 2025 to July 2026, indicating a flattened market rather than a surging one.
New listings declined 10.8% to 7,025 year-to-date, yet inventory still feels abundant because many of those properties are simply sitting. Sold listings rose 5.7% to 4,672, but buyers out there are selective. They are moving on homes priced right for their condition and desirability and passing on those that are not. Average days on market is up nearly 7% and that number tells the real story.
For sellers, strategy and pricing will be everything heading into fall. For buyers, this is actually a wonderful moment, more options, less urgency, and more room to negotiate.
