North San Diego Market Update
The North San Diego County housing market opened the year with a slower, more measured start which is typical for January, but still worth noting for the drop in activity.
For detached homes, the median sales price landed at $1,125,000, down 2.6% year-over-year. This reflects a modest price adjustment rather than a sharp correction, as buyers remain selective and value-focused.
New listings declined 12.5% to 830, and closed sales were down 9.5% to 410, showing that both sellers and buyers eased into the year cautiously. At the same time, average days on market increased to 47, up 4.4%, signaling that homes are taking a bit longer to sell and thoughtful pricing and preparation matter more than ever.
For buyers, this can mean less competition and more room to negotiate. For sellers, strategy is key. If 2026 includes a move, now is a great time to start planning and positioning for success. I anticipate the selling season will begin in March of this year so just a few short weeks away.
