I’m Tracy Creighton, a Certified Senior Advisor (CSA)® and REALTOR® who helps clients sell and purchase homes in her native Oceanside and throughout North County. Helping older adults and their families through later-life moves is the center of my practice.

Making the Most of Your Move
There are real estate tools built specifically for older homeowners, and I make sure you know about them.
Prop 19 property tax transfers. If you’re 55 or older, you may be able to take your current property tax base with you to a new home anywhere in California with some restrictions.
Selling and buying in the right order. I’ll help you plan a sale and purchase that fit together, so you aren’t carrying two homes or rushing into a move.
Pricing and preparation that pay off. Some updates are worth doing before a sale and some aren’t. I’ll help you put money only where it adds value.
VA loan benefits. Veterans and eligible surviving spouses may be able to use VA financing for their next home.
Working with your tax and financial advisors. I coordinate with your CPA or financial advisor on questions like capital gains, so the sale fits your larger plan.

I start with your plan, not the listing. Before we talk about price, we talk about timing, where you’re headed, and what you need the sale to accomplish.
I bring a team you can trust. I work with a vetted network of North County professionals: move managers, estate sale companies, organizers, contractors, and senior living advisors. You won’t have to find them yourself.
I keep the whole family informed. Updates go to everyone who needs them, so no one is left guessing.
I don’t rush you. Some moves happen in weeks. Others take a year of preparation. Either way, we go at your pace.
What to Expect
A conversation first. At your kitchen table, by phone, or on a video call with family. It costs nothing and comes with no obligation.
A clear plan. We’ll cover timeline, preparation, pricing, and who will help with each step.
Preparing the home. I’ll coordinate sorting, repairs, and staging, and handle as much of it as you’d like.
Selling and moving. I manage the sale and help coordinate the move so the two line up.
